### Cap Rate (Capitalization Rate)

NOI (Net Operating Income) = Total Rental Income - Operating Expenses
Operating Expenses = Management Fees + Maintenance + Insurance + Taxes + Vacancy Loss

Example:
  Purchase Price: $1,000,000
  Annual Rental Income: $72,000 ($6,000/month)
  Operating Expenses: $12,000
  NOI: $60,000
  Cap Rate: 60,000 / 1,000,000 x 100 = 6.0%
