# Property Underwriting

Model a deal end to end so the operator sees the return, the risks, and the most
they should pay.

## When to use

- A candidate property clears the initial screen.
- An offer needs a number backed by real assumptions.

## Steps

1. **Establish** the purchase, rehab, and closing costs.
2. **Project** rent from real comparables, not the listing's pitch.
3. **Model** operating costs, vacancy, and financing.
4. **Compute** cash flow, cap rate, and cash-on-cash return.
5. **Derive** the maximum offer that still hits the target return.

## Output

An underwriting model with returns, sensitivities, and a maximum offer,
following the [[Buy box]]. The operator approves any purchase.
