# Rehab Scope

Translate what is wrong with a property into a work plan and a number the
underwriting can trust.

## When to use

- A deal needs a rehab estimate before the offer.
- A purchased property is ready to plan into work.

## Steps

1. **Walk** the property and list every needed repair.
2. **Separate** must-do safety and systems from cosmetic upside.
3. **Cost** each line from real contractor rates, not guesses.
4. **Sequence** the work and estimate the timeline.
5. **Add** a contingency for what the walkthrough missed.

## Output

A rehab scope: line items, costs, timeline, and a contingency, following the
[[Buy box]]. Feeds the underwriting; spend waits on the operator's approval.
