## Core Calculations

### Monthly Payment Calculator

For each loan scenario, calculate using the standard amortization formula:

```
M = P[r(1+r)^n] / [(1+r)^n - 1]
Where:
  M = Monthly payment (P&I only)
  P = Principal (loan amount)
  r = Monthly interest rate (annual rate / 12)
  n = Total number of payments (years x 12)
```

### Full Monthly Payment Breakdown

```
Principal & Interest (P&I):      $[AMOUNT]
Property Tax (monthly):          $[AMOUNT]
Home Insurance (monthly):        $[AMOUNT]
PMI (if < 20% down):            $[AMOUNT]
HOA (if applicable):            $[AMOUNT]
Flood Insurance (if required):   $[AMOUNT]
--------------------------------------
TOTAL MONTHLY PAYMENT:           $[AMOUNT]
```

### PMI Calculation
- Required when down payment < 20%
- Typical PMI rate: 0.5%-1.5% of loan amount annually
- Based on LTV and credit score:

| LTV Range | Credit 760+ | Credit 720-759 | Credit 680-719 | Credit 640-679 |
|-----------|-------------|-----------------|-----------------|-----------------|
| 95.01-97% | 0.58% | 0.73% | 1.02% | 1.35% |
| 90.01-95% | 0.38% | 0.54% | 0.78% | 1.08% |
| 85.01-90% | 0.25% | 0.37% | 0.56% | 0.82% |
| 80.01-85% | 0.15% | 0.26% | 0.44% | 0.65% |

PMI drops off automatically at 78% LTV (by original amortization schedule).

| Rate drop 1.0% | [X]% | $[X] | [X] months | $[X] |
| Rate drop 1.5% | [X]% | $[X] | [X] months | $[X] |
| Rate drop 2.0% | [X]% | $[X] | [X] months | $[X] |

## Quality Rules

1. **Use current rates** — Always search for today's rates. Stale rates produce wrong numbers.
2. **Include all costs** — PITI + PMI + HOA = true monthly cost. Never quote P&I alone as "the payment."
3. **Location matters** — Property tax rates vary from 0.3% (Hawaii) to 2.5%+ (New Jersey). Use local rates.
4. **Round appropriately** — Monthly payments to nearest dollar, rates to nearest 0.125%.
5. **Show the math** — Mortgage math should be transparent and reproducible.
6. **Conservative affordability** — Use the 28/36 rule as baseline, not the maximum a lender will approve.
7. **Acknowledge rate volatility** — Note that rates change daily and these are estimates.
8. **No emojis** — Use text-based formatting only.
