Workflow
Describe the actual property and transaction before coding it: residential history, development activity, leasing, subdivision and changes of use.
Verify the supply classification and entity registration position. Keep eligibility for any exemption, margin scheme or going-concern treatment tied to documented conditions.
Build separate schedules for the supplier's GST calculation, settlement withholding and settlement cash. One amount must not substitute for another.
Reconcile settlement adjustments and creditable acquisitions to the ledger and BAS workpaper. Check GST Act s 75-20 before allowing a purchase credit: a property supplied under the margin scheme is not a creditable acquisition. Review construction and other costs separately under Division 11. Keep an unsupported margin-scheme classification unresolved. Flag contract defects, mixed supplies and missing agreement evidence before any calculation relies on them.
Hand-off and checks
A property fact matrix, classification questions and settlement-to-BAS bridge. A conveyancer or tax reviewer decides legal treatment and conducts settlement or reporting.
For each unresolved item record evidence needed, owner, status and next action. Keep dependent results conditional until the item is resolved.
