Israeli Home Defect Report

Not legal advice. Helps a buyer of a new Israeli apartment document construction defects and act in time. Builds a room-by-room handover walkthrough, turns findings into a dated defect log for the protokol mesira, works out which statutory window each defect falls in under the Sale (Apartments) Law 1973 and who must prove what, and drafts a Hebrew repair-demand letter. Use when a user says "bedek bait", "protokol mesira", "likuyim badira", "the contractor will not fix", or "is it too late to complain". It matters because periods run from handover, differ by defect type, and differ again for flats bought before April 2011, so a missed notice deadline can forfeit a good claim. Produces a log and a letter, not an engineering opinion. Do NOT use to assess structural safety or load-bearing damage (needs a licensed engineer), to value repairs, for late-delivery compensation, for rental defects (use israeli-rental-agreements), or for a self-built home (use israeli-private-home-construction).
