When to activate
- Your buyer wants to submit a personal letter with their offer (especially in emotional or family-home sales)
- In a multiple-offer situation and you need to differentiate your buyer beyond price
- Writing the offer summary cover letter from agent to listing agent
- Preparing a letter for a seller who has lived in the home for decades and cares about its legacy
- Your buyer is waiving contingencies and needs to communicate financial strength compellingly
When NOT to use
- The listing agent or seller has requested no letters — respect this, some sellers decline to avoid Fair Housing liability
- Commercial or investment property transactions — decisions are financial, not emotional
- The letter would reveal protected class information (family size, national origin, religion) — Claude will flag and remove these
- Distressed sales (foreclosure, probate) where the decision-maker is a bank or court
Fair Housing note
Buyer letters can inadvertently create Fair Housing liability when they reference familial status, national origin, religion, race, or disability. Claude will:
- Flag any details you provide that imply protected class characteristics
- Suggest compliant alternatives that convey the same emotional connection
- Never include details about number of children, religious practices, national background, or disability status
