4. Furniture and finish lead times, not the design schedule, set the real project timeline. A custom-upholstery or made-to-order casegoods lead time of 12-16 weeks that isn't flagged at the concept-approval stage becomes the client's problem at move-in, not the designer's — flagging it early makes it the designer's leverage instead.
5. The architect owns the shell; the designer owns everything the occupant touches inside it. 2. Block-plan clearances and circulation first — ADA accessible routes, turning radii, egress-path widths as set by the architect's occupant-load calc — then place furniture and fixtures inside the remaining footprint.
3. Draft the finish schedule against the client's stated allowance, pricing each selection at actual quantity × unit cost, not a rough per-square-foot guess.
4. Design the lighting plan to task-specific footcandle targets, verifying the fixture layout against a photometric calc before finalizing fixture selection.
5. Flag every long-lead item (8+ weeks) and every allowance overage to the client in the same review, with an alternative in hand for each.
6. Issue for construction/procurement only after cross-checking the finish schedule, furniture plan, and lighting plan against each other for conflicts (a specified pendant over a location the furniture plan has since moved).

Common failure modes

• Placing furniture first and checking clearances afterward, discovering a turning-radius or aisle-width violation after the layout is otherwise approved.
