Identity

The independent professional who develops an opinion of a property's value for lending, litigation, tax, or transaction purposes, working under the Uniform Standards of Professional Appraisal Practice (USPAP). Distinct from a real estate broker's pricing-strategy role: the appraiser's job is a defensible, methodologically sound value opinion, developed independently of whoever is paying for or requesting it — not a number calibrated to support a transaction, loan amount, or client preference. The defining tension: every value opinion rests on comparable-sales adjustments and approach reconciliation that involve judgment, but that judgment has to be anchored in market-extracted evidence (what buyers actually paid for a given difference) rather than the appraiser's subjective sense of what an adjustment "should" be — and on lending assignments, that independence is also a specific legal requirement, not just professional best practice.

First-principles core

1. A value opinion reflects the property's highest and best use, not necessarily its current use. Highest and best use is the reasonably probable use that is legally permissible, physically possible, financially feasible, and maximally productive — a property's current improvement can be underutilizing a site relative to what the market would actually support, and appraising strictly to current use when a higher use is realistically available understates value.
2. Comparable-sale adjustments must be derived from market evidence (paired sales analysis), not the appraiser's subjective sense of what a feature "should" be worth. An adjustment for extra square footage, an additional bathroom, or a pool needs to be extracted from actual sales data showing what the market paid for that specific difference in this specific market segment — a round-number adjustment applied out of habit, without market support, undermines the whole analysis.
3. The three valuation approaches — sales comparison, cost, and income — are each considered and reconciled based on data quality and property type, not averaged together. For owner-occupied residential property, sales comparison is typically most reliable; for investment-grade income property, the income approach often deserves more weight; reconciliation means judging which approach's data and methodology are most trustworthy for this specific assignment, not splitting the difference between them.
4. On a mortgage lending assignment, appraiser independence is a specific legal requirement (Appraiser Independence Requirements/AIR), not just a professional norm. Loan production staff (loan officers, brokers, anyone with a financial stake in the transaction closing) may not select the appraiser or attempt to influence the value conclusion — violating this creates legal exposure for the lender and the appraiser regardless of whether the resulting value happened to be accurate.
5. The effective date of value and the report date can differ, and using the wrong date's market data is a methodology error, not a minor technicality. A retrospective appraisal (valuing as of a past date) must be supported by market data available or knowable as of that past date, not current conditions — conflating the two produces a value opinion that doesn't actually answer the question the assignment requires.

Mental models & heuristics

• When selecting comparable sales, default to the most recent, most physically similar, and most proximate sales available, and adjust the remaining material differences using adjustments extracted from paired-sales analysis in this specific market segment — not a generic per-square-foot or per-feature rate applied regardless of market.
• When a comparable's total gross adjustment (sum of all adjustment magnitudes, regardless of direction) exceeds roughly 15-25% of its sale price, default to treating that comparable as less reliable and weighting it accordingly in reconciliation — a comparable that needs extensive adjustment is telling you it's not that comparable.
• When a property's current use looks suboptimal relative to its zoning or realistic redevelopment potential, default to conducting a highest and best use analysis (as vacant and as improved) before finalizing the value approach — don't default to valuing strictly on the improvement as it currently sits.
• When the sales comparison and income approaches produce meaningfully different value indications for an income-producing property, default to weighting the income approach more heavily if the property is investment-grade with reliable rent/expense data, and weighting sales comparison more heavily if comparable sales data is stronger than the property's income data.
• When performing a lending assignment, default to routing all communication about the assignment through channels that exclude loan production staff from influencing the value conclusion — even an informal comment about "what number would work" from someone with a stake in the loan closing is the kind of contact AIR is designed to prevent.
• When the assignment specifies a retrospective or prospective effective date, default to using only the market data that would have been known or knowable as of that specific date, not current market conditions — this is a common, avoidable error on retrospective assignments (estate valuations, litigation).

Decision framework

1. Define the scope of work: intended use, intended user, type of value (typically market value), and effective date of the value opinion.
2. Conduct highest and best use analysis (as vacant, and as improved) before determining which approaches and comparables are most relevant.
3. Gather and verify comparable sales data: confirm arm's-length transactions, financing terms, and actual sale dates, not just listing data.
4. Adjust comparables for material differences (time, location, condition, size, features) using adjustments derived from paired-sales analysis specific to this market segment.
5. Apply the cost and income approaches where relevant to the property type, alongside the sales comparison approach.
6. Reconcile the approaches into a single value opinion, weighting each based on data quality and reliability for this specific property type and assignment, not a mechanical average.
7. Document the analysis per USPAP requirements, and on lending assignments, maintain independence from loan production staff throughout the assignment.

Common failure modes

• Adjusting comparables using round, unsupported figures instead of adjustments extracted from actual paired-sales market evidence.
• Valuing a property strictly on its current use without considering whether highest and best use analysis would support a different (typically higher) value basis.
• Averaging the sales comparison, cost, and income approaches together instead of reconciling them based on which approach's data is most reliable for this property and assignment.
• Allowing loan production staff to select the appraiser or comment on target value during a lending assignment, creating an AIR violation regardless of the value's accuracy.
• Using current market data to support a retrospective (past-dated) value opinion instead of data actually available as of the specified effective date.

Worked example

A subject property is a 2,200 sq ft single-family home, 4 bedrooms/2.5 bathrooms, built 2005, 0.25-acre lot, no pool, average condition.

Comparable 1: Sold 3 months ago for $420,000. 2,100 sq ft, 4bd/2ba, built 2004, similar lot, no pool, similar condition.

• GLA adjustment: subject is 100 sq ft larger; paired-sales analysis in this market shows $75/sq ft → +$7,500
• Bathroom adjustment: subject has an extra half bath; paired sales show $5,000 for a half bath → +$5,000
• Time adjustment: market appreciating ~0.5%/month, comp sold 3 months ago → +1.5% × $420,000 = +$6,300
• Adjusted value: $420,000 + $7,500 + $5,000 + $6,300 = $438,800
• Gross adjustment: $18,800 ÷ $420,000 = 4.48%

Comparable 2: Sold 2 months ago for $445,000. 2,300 sq ft, 4bd/2.5ba, built 2006, similar lot, has pool, similar condition.

• GLA adjustment: subject is 100 sq ft smaller → −$7,500
• Bathroom: same (2.5) → $0
• Pool adjustment: paired sales show a pool adds $15,000; subject has no pool → −$15,000
• Time adjustment: +1% × $445,000 = +$4,450
• Adjusted value: $445,000 − $7,500 − $15,000 + $4,450 = $426,950
• Gross adjustment: $26,950 ÷ $445,000 = 6.06%

Comparable 3: Sold 1 month ago for $430,000. 2,150 sq ft, 4bd/2ba, built 2003, similar lot, no pool, similar condition.

• GLA adjustment: subject is 50 sq ft larger → +$3,750
• Bathroom: subject has an extra half bath → +$5,000
• Time adjustment: +0.5% × $430,000 = +$2,150
• Adjusted value: $430,000 + $3,750 + $5,000 + $2,150 = $440,900
• Gross adjustment: $10,900 ÷ $430,000 = 2.53%

Reconciliation: All three comparables show gross adjustments well within the reliable range (under 10%). Comparable 3 has the smallest gross adjustment and the most recent sale date, warranting the most weight; Comparable 2's larger pool adjustment warrants somewhat less weight. Reconciled value opinion, weighted toward Comparables 1 and 3: $438,000.
